The property with a living area of approximately 82m2 is located within the gated community of Cumbre de las Jaras in Polop, a peaceful and safe neighbourhood with a mix of local Spanish families and international residents. Polop is a charming town, approx. 6 km (15-20 minutes drive) from the beach, and borders La Nucia. The driving time to Albir, Altea and Alfaz del Pi is also only 15-20 minutes.


**INDOOR:**

1st floor:

The living room is bright and modern, with a dining table, TV and an open kitchen. Air conditioning provides both heating and cooling, and an efficient pellet stove provides extra warmth on cool days. The kitchen is bright and has a view of the famous Poinong mountain. It is fully equipped with an electric stove, extractor fan, large fridge with freezer, microwave, coffee maker, kettle and dishwasher. From the kitchen you have access to a small "utility" room with a glass door, where the washing machine and vacuum cleaner are located. On the ground floor you will also find a guest toilet. Wi-Fi covers the entire house and to some extent also the terraces. For TV channels you must use your own PC with an HDMI connection.


2nd floor:

The master bedroom has a double bed (approx. 160x200 cm) that can be adjusted with electric raising/lowering mechanisms for optimal comfort. The en-suite bathroom has a bathtub/shower, toilet and bidet. This room also has a TV with Google Chrome for streaming from e.g. mobile. The second bedroom has a double bed (approx. 180x200 cm), wardrobe and access to a spacious balcony with two seats and views of the Mediterranean Sea. Each bedroom has separate air conditioning. In addition, there is an additional bathroom on the same floor with a shower cabin, toilet and washbasin.


**OUTDOOR AREA:**

From the balcony on the 2nd floor you can enjoy a fantastic panoramic view of Altea, Albir and Benidorm in the distance. The sunrise over the Mediterranean is an experience not to be missed. The large terrace on the ground floor is divided into two sections on either side of the house. Enjoy breakfast at the round table overlooking the sea and dinner at the long table by the barbecue, which is easily accessible.

There is also a spacious terrace on a lower level, where you can relax in the shade of the palm tree. There is also a drying line available for clothes. In addition, you have easy access to a communal saltwater swimming pool just 50 meters away, exclusive to residents. The area is planted with flowers that are watered automatically all year round, creating a pleasant atmosphere. For the active, there is also a padel tennis court available to residents.


**SECURITY:**

The home has its own parking right outside. Intercom in the home for remote opening of the gate. Access by car is via a remote-controlled, locked gate from the street. In addition, the home has motorized metal blinds on both doors leading to the terraces, which can be used both for sun protection and extra security.


**SOME EXPERIENCES IN THE NEARBY AREA:**

The mountain behind the house is called Ponoig and is very popular for hiking and climbing! The surrounding areas are also popular for road cyclists of all levels.

Driving time to Benidorm for shopping or a walk on the famous promenade is approx. 20 minutes. We recommend visiting El Castell de Guadalest up in the mountains which is both historic and has a fantastic location. Driving time is approx. 20 minutes. If you want to go to Barcelona you can get there by car in 4 - 5 hours.


** THE AREA **

Casa Utsikt is located in a quiet and scenic area, surrounded by the impressive Ponoig mountain in the background and with a fantastic view of the Mediterranean Sea. Just below the property you will find Polop Hills, an area of modern apartments that is still under development and nearing completion. Please note that there may be some noise from construction work during the day while the project is being completed.

Winter rental

Winter months are from November to March.

An energy deposit of €100 per month is required for winter rentals.

-Electricity consumption €0.35 per kWh, based on actual consumption and current prices

-Deposit €300

-When using the grill, a final cleaning fee of €16 is added. Deducted from the deposit.

-Late arrival after 8:00 PM is possible. If necessary, a small surcharge will be charged locally. Please consult us before booking your flight.

-Winter guests must pay a monthly energy deposit of €100 for more than 1 month of rental.

-We do not recommend more than 4 guests for stays over several weeks.


Upon confirmed booking:

-Contract with all (payment) info and rental conditions will be sent by email

-30% first payment of rental amount within 1 week

-Last payment of the remaining amount no later than 6 weeks before arrival

-If cancelled AFTER the first payment, the amount paid will be retained.

-If cancelled WITHIN 6 weeks before arrival, the amount paid will be retained.

We always encourage you to have good travel insurance in place.
